Clark’s Out of Town Landlord

Owner to KeyKeeper

A local owner, looking after the home you own from away.

Clark’s Out of Town Landlord brings owners who live out of town together with a verified KeyKeeper in the neighborhood, and with the local trades that KeyKeeper already trusts. You remain the owner. They help with the visits you cannot make.

How KeyKeepers help

  1. 01Meet a plumber, locksmith, or painter
  2. 02Storm and vacancy walk-through
  3. 03Lockbox and key handoff
  4. 04Porch, mail, and trash after a trip
  5. 05Be there when a new tenant gets the keys

Welcome visits, keys, and meeting a contractor. This is not a management contract, and the rent stays with you. You and your KeyKeeper agree the fee.

If you own it

Only the owner enrolls.

Photo ID, the property, and the county site where the owner of record is public — auditor, assessor, or tax commissioner. You send the ID and the county link to Clark’s for review. Other landlords do not see them.

If it’s an estate

The court has to be visible.

Executors, administrators, and personal representatives add the probate or surrogate court website, the document (letters testamentary, letters of administration, or a small-estate affidavit), and the property record. The auditor may still list the person who died. That’s expected.

Tenant packet

$35 and a landlord number.

You give the applicant your account number with a hyphen, like 1001-1. They sign in, pay the fee, attach an ID receipt, and answer whether an eviction was filed in the last five years. The packet lands on your desk.

This is not a background check. Clark’s Out of Town Landlord does not pull criminal or court records. A live search belongs with a licensed screening company. The desk shows what was paid, what was attached, and what the applicant said.
