Before you enroll
Clear answers, before you join.
What is the membership for?
It is for owners and estates. Membership opens your desk, introduces a verified KeyKeeper for visits you cannot make, lets you post jobs to local handymen, and gives you a landlord number so an applicant can send a packet. You agree the KeyKeeper’s fee and the handyman’s price yourselves. The $35 packet is paid by the applicant. Membership is not property management and not a background check. Handymen list free.
Is this a property management company?
No. We introduce an owner who lives away to a verified KeyKeeper in that community, and to the local handymen that KeyKeeper trusts. We do not hold the rent, file an eviction, or sign a management contract.
Do I need a separate app and a separate website?
No. This website is the product. The public pages explain it. The desk, after you sign in, is where properties, codes, jobs, and tenant packets live. A phone and a computer open the same place. When you have a domain, that address can point here.
Who is allowed to enroll a property?
The owner of record, after they add an ID receipt and the public county page where that ownership shows. An executor, administrator, or personal representative adds the probate or surrogate court website and the letters or small-estate affidavit. The county site may still list the person who died. That is expected.
Is the $35 packet a background check?
No. The applicant pays the fee, attaches an ID receipt, and says whether an eviction was filed in the last five years, and which counties they lived in. Clark’s Out of Town Landlord does not pull criminal, credit, or court records. A live search belongs with a licensed screening company.
What if no landlord is signed up in my state?
You can ask a handyman instead. Clark’s charges a $49 finder’s fee. The shop names their price, and you negotiate it with them. Clark’s does not control that price. You pay Clark’s the finder’s fee and the shop’s price together. Clark’s pays the shop after they send proof the work is done, and keeps the finder’s fee.
What does an owner pay?
Enrollment is free for 7 days. After that, a credit card has to be on file and billing is automatic. Month to month is $22.99. Three months is $74.99. Six months is $89.99. The year is $149.99, or $124.99 if it is paid up front. Those rates are only with a card on file.
Who sets the price for a porch check or a plumber meeting?
The KeyKeeper and the owner, or the owner and the handyman. Clark’s Out of Town Landlord does not take a percentage of that fee. Membership, the tenant packet, and company ads are the only charges from us.
Can a handyman join without paying?
Yes. Handymen and small shops do not pay to list. Before the shop is shown to owners, Clark’s checks a photo ID in that person’s name, plus the street address, phone, and email. A larger company that wants a placement pays for neighborhood, county, or statewide advertising.
