Clark’s Out of Town Landlord

Same place, phone or computer

One place for the owner, the KeyKeeper, and the handyman.

The website and the desk are the same address, on a phone or a computer. Owners, estates, local shops, and applicants all sign in here.

  1. 01

The owner, or the estate, enrolls.

The owner of record, or an executor with letters from the court, opens a desk. They add a photo ID receipt and the public county page — auditor, assessor, or tax commissioner. An estate also adds the probate court website.

  2. 02

    Membership opens your desk.

Membership is what owners and estates pay for: the desk, a verified KeyKeeper for visits, local shops you can ask, and a landlord number for applicants. The first 7 days are free. After that, a card on file bills the plan: $22.99 a month, $74.99 every 3 months, $89.99 every 6 months, $149.99 a year, or $124.99 if the year is paid up front. Handymen and small shops list at no charge.

  3. 03

A KeyKeeper in town helps with the visits.

Meet a plumber. Walk the home after a storm. Hand off a lockbox. Be there when the keys change hands. The two owners agree the fee. Clark’s Out of Town Landlord does not hold the rent or file an eviction.

  4. 04

A local shop can take the job.

Post the work. A shop in that town replies and you agree the price. Established companies can advertise to members. They do not receive a free listing.

  5. 05

If no KeyKeeper is enrolled in that state, a shop can cover the visit.

Clark’s charges a $49 finder’s fee. The handyman names their own price, and you negotiate that with them. Clark’s does not set it. You send both amounts to Clark’s. Clark’s pays the shop only after they show the work is done, and keeps the finder’s fee.

  6. 06

An applicant uses the landlord number.

The owner shares their account number with a hyphen, like 1001-1, and this website. The applicant signs in, pays the $35 packet fee, and answers whether an eviction was filed in the last five years. The packet arrives on that owner’s desk. This is not a live background check.
